The Master Plan for Kukui'ula provides for a resort hotel and vacation ownership units, single-family and multi-family residences, 18-hole golf course, and commercial centers. Approximately 1,010 acres make up the Kukui'ula community.  The community is currently approved for a maximum of 1,500 homes. Our first offering consists of 123 lots comprised of both custom and cottage opportunities. Additional lots will become available from time to time as mapping and engineering are completed. In the initial offering, we proudly present the following: a) 35 lot Mauka Collection custom hillside lots ranging from approximately one half to just over one acre; b) 27 Kukui'ula Makai Custom lots located closer to the shore and averaging one third to one half acre; c) 61 Kukui'ula Cottages, also located within the Makai Collection and affording the most extraordinary turn-key opportunity you’ll find! Each cottage is on roughly one quarter acre and averages between approximately 1500 to 4600 square feet; d) All availability is subject to change based on current sales activity.  

Prices will vary dependent on what is available, but pricing starts at approximately $900,000 for lots and $1,780,000 for cottages. The first homes offered at Kukui'ula will be single-family one and two-story cottages which will have a "plantation" look and feel, designed in the old historic plantation style. Custom lots are also available allowing you the freedom to work with your own architect to design and build in accordance with the approvals by the Design Review Committee, which are a part of the process custom home design guidelines.

This neighborhood retail and office center will be located on approximately 16 acres on the Southeast side of Kukui'ula, where Po'ipū Road will intersect with the planned Western Bypass Road named Ala Kalanikaumaka. It is our intention to begin construction as soon as possible.

Engaged and active in the larger Island community, the exciting Kukui'ula Village is planned to provide retail uses including unique boutique shops, specialty grocery, drug/sundries, specialty shops, dining, weekly open-air market, entertainment options and commercial office space for its residents and the community at large.


Kauai Lagoons' first residential properties are expected to break ground in the next few months. The Kalanipu‘u condominiums will offer 78 elegant, two- and three-bedroom floor plans ranging from approximately 1,301-1,665 square feet of living space. Sales will begin November 1, with prices starting at $1.7 million.

In addition, the first phase of Ritz-Carlton Residences, Kauai Lagoons will offer 14 luxuriously designed, one- and two-story private ownership residences with two-, three- and four-bedroom floor plans ranging from approximately 2,519-3,499 square feet.
